Stamp duty is 4% here (4% within municipalities, 2% elsewhere), charged on the government valuation, which can be higher than the price. Service charge deposit, sinking fund, utility deposits and registration are usually paid later, at handover. Mortgage terms vary by bank, so get them directly from your bank.

Our view

Adidon verdict
Phase I delivered. Phase II still has to prove its price.
Adidon

Phase II is under construction. Mi Vida completed Phase I, which is a good sign for delivery.

The prices I found come from a third-party listing: KES 5.7M for a 40 m² one-bedroom and KES 8.0M for a 60 m² two-bedroom, about KES 133,000 to KES 143,000 per m². That's at the upper end for compact units, so I'd want Mi Vida's own price list before comparing.

Garden City gives residents Thika Road access, with shopping, restaurants, healthcare and green space inside the precinct. Expect heavy Thika Road traffic at peak times.

Before you pay17 checks to run before you commit any money: approvals, title, quality, progress, payment protection and the full cost. Includes 6 specific to 237 Garden City – Phase II.

New to buying property? Start with the title, the approvals and the sale agreement. These protect your money most. Get an advocate to review the documents before you sign or pay a deposit.

  • Verify the approvals. Ask to see the relevant development and construction approvals, ownership or title documents, and any required permits. Have an independent advocate review them.
  • Review the consultants' reports. Request relevant reports and certifications from the project's architect, engineer and other appointed professionals.
  • Ask for quality-control evidence. Request approved material specifications and test results for items such as concrete, steel and soil, where applicable. Confirm these with the project engineer.
  • Get progress confirmed independently. Ask for a dated progress report signed by the appointed consultants. If the project is behind schedule, request a written recovery or mitigation plan.
  • Clarify the completion date and remedies. Ensure the sale agreement states the completion date and explains what happens if delivery is delayed, including any agreed late-delivery compensation.
  • Ask about contractor security. Confirm whether the contractor has provided a performance bond and whether it remains valid for the relevant works.
  • Understand the full purchase cost. Request a written breakdown of the price, taxes, legal and transaction costs, utility or connection charges, service charge, and any other fees.
  • Check the payment plan. Confirm when each instalment is due, what it is tied to, and how payments are protected if construction is delayed or the project changes.
  • Inspect a completed unit or show house. Compare the finishes and fittings with the written specifications, and ask how changes or defects will be handled.
  • Confirm what is included. Check the unit size, parking, amenities, finishes, fixtures and any shared facilities against the sale documents.
  • Get independent advice before signing. Have an advocate review the sale agreement and consider asking an independent building professional to assess the project.
