Purchase taxes and fees in Kenya work differently from Kenya's; confirm transfer tax, legal fees and registration costs with a local advocate. Paid later, at handover: Current listings describe a 10% reservation or letter-of-offer deposit, a further 10% on the agreement for lease, and the balance over 12-24 months. Confirm directly with the developer.. Mortgage terms vary by bank, so get them directly from your bank.

Our view

Adidon verdict
Affordable coastal living, thoughtfully planned.
Adidon

Vipingo Development, on the Mombasa–Malindi Highway corridor in Kilifi County, a 10,254-acre master plan with coastal access. Payment: 10% reservation, a further 10% on the agreement for lease, and the balance over 12–24 months (from listings; confirm with the developer).

Amenities: swimming pool, green parks, children's play areas, parking, reliable master-planned water and power, a sewer connection and security, with private basement storage in some descriptions. Finishes: master en-suite on the 2- and 3-beds; no detailed specification is published. Compare the finishes with the completed Phase 1 units.

A calm, secure, master-planned coastal setting with residential, commercial, education and industrial nodes. It's some distance from Mombasa city, so daily commuting is limited and rental demand is partly seasonal.

This sits in the middle band of our reviewed Kenya projects: studio (≈KES 111,400/m²); 1-bed (≈KES 97,800/m²); 1-bed loft (≈KES 110,000/m²); 2-bed (≈KES 101,500/m²); 3-bed (≈KES 109,300/m²). The 1-bed and 2-bed give the best value per m², while the studio has the lowest ticket but carries a premium per m².

1255 Palm Ridge Phase 2 offers a broad unit mix and an accessible entry point within the growing Vipingo master plan. Construction began in Jun 2026 and the developer has advertised an Aug 2027 completion, but detailed workstream progress is not yet publicly available. Confirm the date in the sale agreement, inspect Phase 1 as evidence of finish quality, and verify the exact unit, payment milestones and delay remedies.

Before you pay16 checks to run before you commit any money: approvals, title, quality, progress, payment protection and the full cost. Includes 5 specific to 1255 Palm Ridge Phase 2.

New to buying property? Start with the title, the approvals and the sale agreement. These protect your money most. Get an advocate to review the documents before you sign or pay a deposit.

  • Verify the approvals. Ask to see the relevant development and construction approvals, ownership or title documents, and any required permits. Have an independent advocate review them.
  • Review the consultants' reports. Request relevant reports and certifications from the project's architect, engineer and other appointed professionals.
  • Ask for quality-control evidence. Request approved material specifications and test results for items such as concrete, steel and soil, where applicable. Confirm these with the project engineer.
  • Get progress confirmed independently. Ask for a dated progress report signed by the appointed consultants. If the project is behind schedule, request a written recovery or mitigation plan.
  • Clarify the completion date and remedies. Ensure the sale agreement states the completion date and explains what happens if delivery is delayed, including any agreed late-delivery compensation.
  • Ask about contractor security. Confirm whether the contractor has provided a performance bond and whether it remains valid for the relevant works.
  • Understand the full purchase cost. Request a written breakdown of the price, taxes, legal and transaction costs, utility or connection charges, service charge, and any other fees.
  • Check the payment plan. Confirm when each instalment is due, what it is tied to, and how payments are protected if construction is delayed or the project changes.
  • Inspect a completed unit or show house. Compare the finishes and fittings with the written specifications, and ask how changes or defects will be handled.
  • Confirm what is included. Check the unit size, parking, amenities, finishes, fixtures and any shared facilities against the sale documents.
  • Get independent advice before signing. Have an advocate review the sale agreement and consider asking an independent building professional to assess the project.
